[US Mortgage Rates to Remain Above 6% Across the Board in 2026; 30-Year Fixed Rate at 6.375%; FHA Minimum Down Payment 3.5%] ⑴ Fannie Mae, the Mortgage Bankers Association, and Wells Fargo all predict that mortgage rates will remain above 6% for the remainder of 2026. On Wednesday, the 30-year fixed rate was 6.375%, an annualized rate of 6.547%; the 15-year rate was 5.75%, an annualized rate of 6.017%; and the 10-year rate was 5.875%, an annualized rate of 6.232%. The Federal Housing Administration (FHA) 30-year mortgage rate is approximately 6.25%, an annualized rate of 7.105%, with a minimum down payment of 3.5%. ⑵ FHA loans are insured by the agency with mortgage insurance, protecting lenders from losses in the event of homeowner default. Borrowers bear the cost of mortgage insurance, and eligibility criteria are more flexible than traditional loans. Disadvantages include: a 1.75% upfront mortgage insurance premium and annual premium are required, and the insurance will not automatically cancel after reaching 20% equity; the property must meet safety standards and strict appraisal requirements; and the loan amount is limited by the local median home price. (3) Situations that may disqualify an FHA loan include: existing FHA mortgage, applying for a new loan after applying for a new one, defaulting on student loans, having a low FICO score, excessive debt burden, failing to pay court-ordered child support, and failing to pay federal debt. Most housing economists believe that interest rates are unlikely to fall to 5%, let alone drop significantly from current levels.
